Critique:
This was a moderately-good deal. You got a research assistant for three years and got Dean Jones to agree to a revised salary and hardware offer. In return, you agreed to apply for an external grant and to list the university as your co-affiliation. Those concessions are "low cost" to you; frankly, you'd probably do those things anyway. However, you didn't get any concessions on teaching and you could probably have done better on salary. We recommend that you try again.
